1. Who you are contracting with
XanVen Studio is a trading name of Real Estate Merchants Ltd ("we", "us", "our"), the seller of the plan packages and services offered on this site. By accessing or using XanVen Studio you agree to these Terms of Service and our Privacy Policy. If you do not agree, please do not use the service.
2. Accounts
You must provide accurate information, keep your credentials confidential, and are responsible for activity under your account. You must be at least 16 years old to register.
3. Plan licences
All plan packages are provided under the Standard Licence Agreement — one single-family residence, one build on one site. Downloaded files remain the intellectual property of the designer and XanVen Studio.
4. Professional review
Every plan requires review and adaptation by a licensed local professional to comply with site conditions, building codes and permitting. XanVen Studio does not provide engineering, permitting or construction services.
5. Payments, billing and Merchant of Record
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service enquiries relating to billing and handles returns. Payment, currency conversion, sales tax/VAT collection, invoicing, cancellations and refund processing are governed by the Paddle Checkout Buyer Terms. Prices and taxes are shown at checkout. Refund eligibility is governed by our Refund Policy.
6. Acceptable use
You may not reverse-engineer the service, resell or redistribute downloaded files, upload unlawful content, or attempt to bypass access controls.
7. Disclaimers
The service is provided "as is" without warranties of any kind. XanVen Studio does not warrant that plans meet any specific jurisdiction's building code without local professional review and adaptation.
8. Limitation of liability
To the maximum extent permitted by law, XanVen Studio is not liable for indirect, incidental or consequential damages, and total liability is limited to amounts paid to us in the twelve months preceding the claim.
9. Termination
We may suspend or terminate access for breach of these terms. Licence rights already granted for delivered plans survive termination.
10. Changes
We may update these terms; material changes take effect when posted. Continued use of the service constitutes acceptance.
